Facility Maintenance Technician

Monday thru Friday
$18.00 to $20.00 per hour plus overtime
JOB SUMMARY: Responsible to provide a high quality facility appearance that is neat, clean, and orderly. Performs preventive maintenance and repairs on facilities equipment and building. Ensures entire facility is safe from electrical, structural, plumbing, and other potential hazards.
GENERAL RESPONSIBILITIES:
1. Maintain facility in a neat and clean condition inside and out including minor cleaning, repairs and improvements.
2. Develops and implements approved plans and procedures to reduce utilities and building maintenance costs.
3. Ensure proper operation and programming of the building access control system.
4. Develops, implements and sustains an approved Preventive Maintenance program on HVAC, air compressor, and other equipment while ensuring that the company is in compliance with electrical and building codes (to the extent such work does not require a license).
5. Perform preventative maintenance on production equipment.
6. Submit monthly expense report and mileage log for reimbursement.
7. Responsible for the secure disposal of record retention files and plant proprietary trash.
8. Assists with office layouts, work cell moves and production line changes as requested.
9. Ensures the stocking of adequate routine custodial and break room supplies at the lowest cost.
10. Paints offices and common areas as required to ensure a neat and clean appearance at all times.
11. Prepares and assists with hurricane and other disaster preparedness/recovery procedures and activities.
12. Coordinates or provides after-hours facility support as required.
13. Provide basic support for production and all other duties as assigned or directed.
14. Selects and supervises vendors to perform schedule maintenance, repairs and improvements.
15. Selects and supervises contract cleaners based on performance and best value alternatives.
16. Selects and supervises licensed fire system contractors to perform annual inspections and repairs to ensure proper functioning of the plant’s fire sprinkler system, fire alarm system and fire extinguishers.
17. Ensures that all contractors and service providers meet the company’s insurance requirements.
18. Performs all other duties as assigned or directed.

QUALIFICATIONS: SKILLS & KNOWLEDGE:
--Good communication skills
--Detail and proactive orientation
--Ability to work with minimal supervision
--Good problem solving skills
--Good follow through skills
--HVAC maintenance experience.
Must be able to stand or sit for long periods of time, bend, stoop, squat, kneel, reach overhead and lift to 75 pounds.
Must be able to read, write and speak ENGLISH, to include written and verbal communications.
